Two units, one Passive House: Point 6 partners with Eco Designs for Life on the energy modeling, and leads the mechanical design and on-site verification for a duplex pursuing PHI Low Energy

Rodriguez Court is a new-construction duplex currently in Design Development and now pursuing Passive House International (PHI) Low Energy certification. Treating a two-unit building as a single Passive House—one envelope, one continuous air barrier, one shared certification path—is a different problem than certifying a detached home, and the project is being designed for that from the start.

Point 6 is partnering with Eco Designs for Life on the energy modeling for this project. The two firms share the work of building and maintaining the designPH and PHPP model that quantifies how the duplex is expected to perform—and converts each design decision into a heating-demand and certification-readiness number the design team can act on. Partnering on the modeling lets both firms bring more PH experience to bear on a building that has to satisfy the certification calculus across two attached units.

Point 6's scope on Rodriguez Court covers three areas. First, the energy modeling—in partnership with Eco Designs for Life—that anchors every envelope and mechanical decision to a verified performance number. Second, the mechanical design: ventilation, heating, cooling, and hot-water systems sized to the modeled envelope rather than to rule-of-thumb code-built loads, and coordinated across both dwelling units. Third, in-the-field training and verification: showing up on site to train the build team on the critical PH details, walking the air-control layer before it gets buried, and running the verification work—blower-door tests, thermal-bridge inspections, and the documentation chain—that PHI certification requires.
